A smart buyer must be educated about the market. Your Buyers Agent will do a CMA (comparative market analysis) for you, and this will help in the decision on the final price. We will look for several houses that satisfy you and the agent to improve your bargaining position.

We will attempt to find out as much information about them and their situation as we can. We will ask if there have been other offers to purchase. Besides being prepared it is also important to establish a timeline. Find out if the seller needs to have the house closed sooner than later. If the seller is feeling pressured to sell use that to your advantage in negotiating.
Last, do not let the seller know how much you want the property. If you appear desperate or overly enthusiastic, the seller than has the stronger bargaining position. When meeting with the sellers or their agents, keep your emotions in check.
